I'm bidding on a new house tomorrow!

Today my husband and I went to see a few houses. We fell in love with one that is a lot closer to work for my husband (he'll save over an hour a day driving) and about 1/3 closer for me (I'll save about 20 minutes a day driving). It's closer to shopping, entertainment and the fun things we don't do very often because we live too far away.

It's about 1000 square feet larger than where we are today. Lots more room for the cats and there is actually a big sun porch where I can move the ferals. It has about 2 acres of fenced yard so we don't need to worry about watching the dogs so closely when they are outside.

The house sits on a small lake with a small beach and diving platform. There is a tennis court and picnic area a short walk from the house. The house itself has a hot tub, huge deck, finished basement with a wet bar, a huge living room, office and 3 bedrooms. The kitchen is small and totally outdated but we'll probably bid for a lot less to pay for its remodel (it is really 1970's and needs to be gutted). And the owner in his wisdom painted the house bright canary yellow which we will probably paint over immediately.

I'm trying not to be too excited about this. I'll post a picture after we go thru the bid/acceptance process. Just don't want to jinx myself right now.

In the mean time, we've got the list of things to fix in this house (mostly odds and ends) and trying to figure out what we don't want to bother moving and get it out of the house. If this deal falls thru, we'll continue to look in that area. Now that we are thinking about it seriously, we will find a new house and move this spring.

If you have it in your hearts, send "get the house" vibes my way. I'm not going to sleep well until we know if we have this house.

It sounds like a fantastic house! I do hope you get it. I have just made a bid on a one bed London flat to rent out while I live in France, so I know what a nail biting time it is while you wait. Good luck and good vibes coming!

Sounds like its got alot of things going for it. Plus I've read alot of people in the housing market want a house in move in condition w/o any work. That doesn't seem to be an issue which should be a bonus!! Good luck!!!!

We went back to the house tonight for another look and made an offer on it. The realtor just called back and said she presented the offer to their realtor. He was impressed by our earnest money and the fact that it is a quick close with no contingencies (and we are pre-approved for the loan). For our bid ($20,000 less than what they were asking), he said "we'll see".

We decided to gut the kitchen and have it redone before we move in. Besides the fact that it is right out of the 1970's, it is not laid out well and Steve and I like to cook together. We have to gut it in order to place the appliances in the proper space.

The neighborhood dogs have already walked up to greet us. The current owner has 6 cats roaming around (1 feral in the sun porch). I laughed at the extent they went to mask the smell of cats. I just don't notice that anymore!

So tonight we talked about where we would place the cat trees, where to feed everyone, where do we allow the dogs to roam, etc. And where to keep the towel handy when the dogs come back from their swim in the pond.

Ok, hope I won't jinx myself, but here is a google earth pic of the house and property. The house is the one above the address in blue. The property is triangular shape - widest at the road (you can see a white fence by the street) and narrowing to the lake. There's a creek on the left side of the property boundary.

It has been a complete roller coaster the last few days. On Tuesday we got a verbal acceptance of the bid and on Wednesday, they wouldn't sign. The realtors got in some big arguments thru about 2PM today.

I was tired of hearing the battle second hand so I jumped into the frey and called their realtor directly. I negotiate deals at work often enough that I'm pretty good at it. Our final offer was presented to them this afternoon and I was just told they signed it. When my realtor called me back with the news, she wanted to know what I told him to sway him cause she wasn't getting anywhere with him. She asked if she could call me in the future to negotiation deals for her (LOL). So unless we get another flip-flop, we should be moving in on April 1st.

Tomorrow starts the inspection and mortgage process. We'll start packing over the weekend. I'm tired already.....

Good luck with that Amy. The excitement of finding a house and area you like can be very exhilarating. I hope it works out for you. An extra 1000 square feet will add so much freedom for the kitties too!
