Rental cottage woes - angry at guests

I rented my cottage last weekend to a lady who was organising a bridal shower and they wanted to hold it in a beautiful location. All the guests were quite local to me, but she said that some of them would stay over, and asked if they could bring extra floor mattresses. I said the cottage only took 8 people, and the electricity and water systems would not cope with more. Also, it would affect my insurance and could be a fire hazard. She said OK, she would keep it at 8. She also asked about music in the garden, and I said OK and that I would warn the neighbvours, htough often there is no-one here at weekends except me. I then went out and bought packets of paper plates and plastic goblets to lessent he danger of breakages in the garden.

The party went well, the organisers arrived on Friday afternoon with carloads of food etc, stayed over and by Saturday evening trhere were about 30 people here. The music was not so bad, and everyone seemed to be having fun. But on Sunday morning there were still 7 cars here, and I counted 16 people. They packed everything up and I watched them take out 3 large double inflatable mattresses. I remonstrated with the chief organiser when I did my check-out look round, and she just shrugged and said they had managed all right. I said that was not the point, we had agreed on 8 and they had deliberately brought the mattresses and bedding - it was not as if someone had suddenly had to sleep on the couch. They did leave the place very clean and tidy.

Then yesterday I discovered they have given me a really bad review - 2 and 3 stars right across the board, when I usually get 5s for everything, and no thanks for a nice stay or anything. It can only be because I I noticed the mattresses. I feel so taken advantage of, with no real comeback, except a posted note in reply after the review. I honestly don't know if people read reviews but I can only hope that potential guests will see it as a one off when something obviously went very wrong

Just had to get this out of my system!

That's rotten.  When I read reviews, I take notice of how many 4 or 5 star reviews and how many low ones there are.  You can pretty much tell when there's a random 'revenge' review--usually someone who didn't get what they want or has some petty complaint.  If most of your reviews are good ones, people will understand that that one review was just a case of sour grapes.  


It's frustrating to be taken advantage of like that, with no recourse.

I agree with Betsy.  

If this happened to me I'd put a response to their poor review. I see many hotels/b&b's and home rentals where the owner will reply to clarify their side of the story.  Just be sure to be polite if you do.  It's a shame they took advantage of your good nature.

I have done that, very politely. But it won't affect my star ratings. Anyway, the previous 3 reviews were rave ones with 5 stars in all categories, and before that it was a mix of 4 and 5 stars, so I hope people will look back. Fortunately, I am almost fully booked for the rest of the summer, so it won't affect this year. I think it is just how I feel about it that makes me mad.

I don't blame you for being upset. Someone makes an agreement with you, you go out of your way to accommodate them, and then they do whatever they want anyway.  That's just wrong.

Ugh! I hate people like that. We've had similar experiences with our cottage. The worst are those people who are nice to your face and then leave shocking reviews.....especially with our rental company, as they only display the last 5 reviews on the site. One bad review can have a huge negative impact :wife:

The worst in number we had were 6 adults plus kids.....in a tiny cottage that has 2 rooms plus small kitchen and bathroom, and sleeps 2-3! The condensation from the sheer number of bodies in a confined space was dreadful.

I hope you kept a note of the booking details, JennyR, so you can be sure to refuse them a booking in future. We always unofficially blacklist people like that :evilgrin:

This was not your fault. As Columbine said, don't let them stay there again. They don't deserve your cottage.

I personally take bad reviews with a grain of salt. Unless they have some actual substance behind them, and can give specifics that are not along the lines of sounding like a whiny child, I usually discount them. Things like, "Don't ever go here, they're awful!" Yeah, those don't get paid attention to.

On the CKD FB group I'm on, almost got into an argument with someone who insisted my pet insurance company that I used was awful, and pointed out all the bad reviews they had (that was her reasoning for it being bad, not because of her own experience). I read through about twenty pages of the reviews (going through about two years worth - just for due diligence). I'd say the reviews were half and half positive/negative. The VAST majority of the complaints had absolutely no substance, so those immediately got dismissed. Amongst the ones that actually gave specifics, I was able to tell the ones that were on a different plan than I was - those got dismissed since most of them sounded like they just didn't read/understand the plan they had very well. There were a few reviews that I read and made notes to follow up about, but there was nothing on there that made me think this was a BAD insurance.

As a side note - I also tend to think more highly of people/places that actually respond to the complaints in the reviews. It helps give more information to the situation. And I ESPECIALLY like it when they reply back to the good ones as well.

Anyway, just giving feedback as someone that does like to read reviews (and replies to reviews), and scans for BS before taking them to heart. I realize not everyone does that, but there are people like me that do!

It's a good that you did that Jenny.

We read lots of reviews for places/services etc, but as everyone has said, you have to take them all with a grain of salt. They're a useful tool for getting an overall impression of something, but you never know until you get there yourself.
I think people will see your mostly very positive reviews and will dismiss the mid-star rating one. Random ones that go against what all the others have said tend to make me suspect there's something wrong with the poster, not the service.

Unfortunately there will always be people who think that the rules don't apply to them and will do what they can to skirt them.

It sounds to me like they had a lovely time and enjoyed the cottage, but as you said, they didn't like the fact that you caught them deliberately trying to sneak in more people than the fire marshals allow, so as a result they gave you a negative review.  That was pretty crummy of them.  They were the ones in the wrong, not you. It's not like they didn't know and you sprung it on them last minute. You gave them advance notice of only 8 guests, but they chose to ignore you.

I've heard of companies getting negative reviews removed from these review sites.   Contact the review site and see if that is possible.  Your only other recourse is to give a brief explanation such as.  "The guests brought in 3 additional mattresses despite having been told in advance that my fire insurance and the fire marshals only permit 8 guests. On the day they were leaving, I noticed the mattresses being removed from the cottage and approached them about it and reminded them that I had clearly told them that only 8 guests were permitted under my insurance."
