Roofing Contracts - Lien Waiver

Contract reads

"When you contract work done on your home, in some states the contractors, subcontractors, material and equipment suppliers are all given a right to file a lien on your home in the event you don't pay for the contract OR

the contractor does not pay the suppliers."

The contract further reads "We will provide you a lien waiver upon final payment that releases these rights and guarantees this won't happen to you or to us.


My question is if we pay the contractor, I understand he should have no problem providing us a lien waiver.

1. BUT how can we be sure he has paid his suppliers and his labor.

2. Just want to be sure how to know everything is paid before the contractor gets paid

The contract has been signed with a right to cancel within three days.
