Clueless about home buying.... Seriously considering, but....

Oh, it's small, but perfect for me and the kitties! It's only 1554 square ft. The yard however is 0.3 acres!
That is a large house!  I don't know how much you paid, but looking at the pictures, and taking the yard and the number of rooms and size of the rooms etc, that house would sell for about $300,000 where I live.   The real estate market here is insane. Houses go on the market in the morning and there are bidding wars with the house being sold that same day for 10's of thousands of dollars over the asking price. I'm talking sometimes in excess of $50,000 over the asking price!

Your house looks beautiful, and I'm thrilled that you found something that you love.

You'll have to post pics of your babies enjoying the yard and basking in the shade or sunbeams!

Is there a basement?

Congratulations!!! The house looks just beautiful and it's definitely not small! I love the fireplace. Wish you and the kitties years and years of happiness in your new home!

The kitchen is AWESOME!
Even though this is an older home, built in 1979, it was completely remodeled. It has a now roof, new floor, new doors and windows, including garage and storm doors, new ac, new water heater, new appliances, which they are leaving the SS fridge, new electrical, new plumbing, new fixtures, new granite countertops.... Essentially, where it matters, the house is new :bigthumb: Of course all is on warranty too....

I would consider an enclosed shelter for your cats, rather than try to cat-proof the fences, etc.

That is simply wonderful, Carolina!!!! I'm so happy for you!  What a lovely house...the backyard is a perfect size--not too big; not too small. Love the bathrooms and kitchen, especially. 

Every time a member posts about buying a house, it make me smile--I remember my excitement when we bought our house 7 years ago!

I watch a lot of home-buying shows on HGTV (in the U.S.); quite a few are based in Canada--and I'm stunned by the prices they ask! I thought it was high here!

Mike, the A/C/heater, few years old. The water heater is brand new.
The fence is in very good condition throughout. It is a double fence with metal mesh in between my fence and the neighbor's as well. It is over 8ft high. This was a top priority for me, as it is my house as much as it is theirs. I wanted a yard they can enjoy.... So I will do the cat-fence (not the purrfect fence); it is cheaper and has better reviews. They will not have a pet door and free in/out access- they will only go out with me or the sitter at home. I will fix the gate to make sure it is safe and safeguard the trees.... But they will have their yard for sure. I will make absolute sure this is safe before they go out.... Meanwhile they have all been microchiped and I have flea/heartworm meds in hands for the 4 of them. :)

yeah..... This is the ONLY thing I don't like about the house- it is all electric. I really wish it was gas.... But.... At least I have a fireplace which I intend to use it and use it well.

Myfurnace is covered with some sort of a blanket- I guess to heat the water more efficiently. My inspector told me to remove that asap as eve though it is true, it helps with the heating, it can get damaged by rust. I will do some research. Depending on my bonuses, before summer I will invest on a radiant barrier. Gutters and sprinklers are higher priority.
Lots to do!
Oh, about the roof. It is 10 months old. Spanky new. It is quality, double layer shingles, which some say it is good, my inspector said not so much lol.

That twigged something for me. Make sure you have adequate smoke detectors in your home. One for each bedroom, living room and your hallway appears long, so make sure you have a couple in the hallway to make sure.  That will also qualify you for an insurance discount.  Let them know how far you are from a fire hall and fire hydrants too.

So...what exactly is a cat fence?  Never heard of that.  I've got a yard, but never thought I could let the kitties out in it because they could jump the fence if they wanted to. (or climb the trees and be in the neighbor's yard without even having to jump over the fence.)

It's a fencing system designed to keep the cats from jumping the regular fence. They have tree guards, too.

The cat-fence works both ways - it keeps them in, and other cats out as well. It safeguards trees, which is nice...... however I wish they could go up on the trees to a dertain point - their system completely blocks access to the trees.
It seems to be more effective than the purrfect fence, yet quite a bit cheaper, which is nice :nod:
It is a nice and easy way to make the yard a safe and enjoyable place for the kitties :bigthumb:

The only issue for me and the reason why they won't have free access via a pet door, is that Bugsy and Hope are white and even though I do have a covered porch I do not trust them to make a sensible choice, of course. My plan is to let them out during the safe hours of the day when the sun is not so hot.
I could not get the measurements yet but I will order the set this week and all should be set up in a week or so :cross:

If you take a photo closer to the house so you can clearly see the shingles, I can tell you.

A lot of people upgraded after this last big storm.
