This last weekend we drove down to the Springfield/Branson, MO area to look for houses. We looked at a total of 6 houses, and the last one was the winner. It is absolutely perfect for our needs. Even better than the last house we had a contract on (we let the contingency run out b/c we had to lower the price on our house so we couldn't afford that one anymore). We put an offer in on it, they countered, and we accepted it. YAY!! We sent in the signed acceptance last night, and today our agent was setting up the inspections for that house.

The house is on 5 acres, in the middle of the country, in the middle of Mark Twain National Forest!! The view from our house is BEAUTIFUL! I can't wait to move in and see what it looks like in the summer and fall!
It's considered part of Bradleyville, MO, and is about a 45 minute drive from Branson (about 20 min how a bird flies, but the roads are twisty turny, no straight shot) and about an hour or so SE of Springfield. The house is only 8 years old, and the shop is perfect for DH. He doesn't have to do anything to it, compared to the last house where he had to pour a concrete floor, put in insulation, and upgrade the electrical. Here, he can just move in and start up!

The inspections for our house have been going well. The main inspection wasn't as bad as we expected. A couple minor things, and then they found a couple cracks in the back flow preventor for our sprinkler system, so we are just going to put some money in an escrow account for them. Of course the people buying the house and their agent thought it was the end of the world, the whole sprinkler system would need to be replaced, would cost thousands of dollars, they were SOOOO concerned....they had someone come out to estimate the cost...WORST CASE SCENARIO $800. DH talked to their agent and said "Really?? You freaked over that?? That isn't even 1% of the cost of the house." Otherwise, the termite inspector came out and didn't find anything (of course, our house is only 5 years old). The appraiser is coming out tomorrow, and then that's it. After that, we just wait until closing time comes.

Oh, but get this...they have a lease on an appt until sometime in May. They had originally wanted to close March 15th (or sooner) <---what the contract said. When they sent us the stuff about the inspection results, they said that they would like to close in February, but we would have to pay a month's rent for them. WHAT??? Yeah, we would love to close sooner, and we mentioned that to them, but we aren't going to pay their rent. Sorry!

Congratulations! All that land - awesome, and the front overhang is another big plus. I can just picture sitting out there on a rainy day.
