I am buying a house!

I haven't posted in a while, but I have been looking for a house since January and finally found 1 I liked, put an offer on it, and had my offer accepted yesterday! I am so excited! Even the kitties seemed excited .

It's a 2 story house, built in 1930, and needs a little cosmetic work but looks really good for its age. It has a new roof, new hot water heater, and furnace. I cannot wait to start on the big rennovations-- next summer. I want to put in a sliding glass door in the kitchen out to a deck so that Petunia can have her Bird TV right in the kitchen . A lot of the stuff I am going to try to do on my own to save some money, but I am not even going to attempt to put that door in. When the door gets installed, I am going to have to do the kitchen rennovations too so I am hoping that I can save enough money between now and then.

I am also still trying to get into the Army Reserves (Nurse Corps) and I am still in grad school. The sign on bonus from that will come in handy for these rennovations too! Man, that sounds super busy..... plus i am working 2 jobs still lol!

Oh that's so wonderful for you. Please post pics when you can, I love to see people's homes. That's how I got hooked on HGTV, good luck with everything.

I started working on mortgage paperwork today and I am about to cry.... the mortgage broker I talked to made a mistake and wrote the wrong amount for my monthly income. Almost $1000/month more! I did make that last year but I dropped to part time so that I could go back to school and specifically told her that, but she must have missed it and now I am about to cry because it looks like I won't be able to get a mortgage. Talk about heartbreak....

Oh I am so sorry. they find a way to make it work

I am hoping that I will be ok now. She did some rearranging on the paperwork (decreased my monthly income and deleted my student loans since I am in deferrment until 2012) and it looks like I should be ok. I am 1% over the debt to income limit if they only use my 1 job's income. Including the second job, I am fine, but I haven't worked there for 2 years so, technically, I shouldn't be able to use that. She said that she thought that the underwriter would use that income anyway since I was so close to the limits and if not, I can pay off a credit card and I would be fine. I hope that this goes through! I was so heartbroken last night at the thought of this not working out....
