I'm livid!!!!

As some of you may know I am constantly having issues with maintenance in my apartment. Well the saga continues!!

Maintenance has been here at least 6 times with the last 6 wks fixing various plumbing issues in my kitchen. I've gotten a new dishwasher, a new disposal, and they have been here to fix a leak in the sink (the same leak mind you!) 3 times. And they just came to fix the disposal that wasn't installed properly on Friday.

Well I was just doing the dishes and when I went to close the dishwasher water came gushing out all over my kitchen floor. I mean everywhere. The sink is backing up into the dishwasher. I just called the office and she says "Well it sounds like something is wrong with your disposal...." THEY JUST FIXED IT! We haven't even used it! I hardly ever put anything down it.

I can't even begin to tell you how mad I am. If I could move this second I would. It has been nothing but a headache living here. They always seem to have the attitude "Well, they're young...it's not a big deal" because we're in our early 20's we have lower standards of living or are totally incompetent when it comes to home maintenance.

Anyway, just needed to vent before the maintenance guy gets here so I don't completely embarrass myself by screaming expletives at him....

Well if they don't fix it this time, call your landlord and tell them that you WILL withold your rent until the repairs are done properly. That will kick their
into gear.

I lived in a crappy place before that did half crap repairs all the time and in the end I got charged 250$ for a new faucet system in my bathtub that was broken when I originally moved in!!!

So stay on top of this stuff and don't move until you have copies of ALL the paperwork stating the repairs happened because of something that wasn't your fault.

You could always tell them you will hire a competent plumber and have that plumber bill them for the repair. Also ask them for a letter or something in writing that you are not responsible for any water damage to the floor as a result of the poor plumbing job so that when and if the time comes to move your deposit will not be withheld accusing you of the damage.

I'm not sure. Josh's cousin mentioned that when we first start having problems, but I never really got much information. He had this same issue once so I'll have to give him a call...

And that's another thing. Paperwork and documents are almost non existent. When they come when I'm not there (which I try my hardest to avoid) they hardly EVER leave documentation. Just come, "fix", and out the door. I've asked the office manager several times if that had copies of the work orders and she said she would "get back with me." That was a month ago....

I can totally understand the frustration that you are feeling about the maintenance issue.
The building I was living in prior to where I am now was exactly the same, something was always broken and even when repairs were done they weren't done correctly and always needed to be done over. I use to do what Nekomania suggested all the time. I would refuse to pay the rent until the repairs were done correctly.
There is no way your landlord can penalize you for this simply because even if he were to take it court or such he is the one who is at fault by not maintaining the property.
If nothing else it might get the point across that it doesn't matter whether your young or not you are willing to take steps and expect to be treated fairly...

good luck with all of this. I know how frustrating it is, especially if water spills out everywhere. I would also withhold rent until repairs are fixed. Maybe check into your states tenant/landlord agreement to see what recourse you have if any. I know in CA, the landlord has to provide liveable conditions (something along those lines) for you.

I have the same issues. My dishwasher doesn't work for s**t. I have had them come out several times and they all say the same thing. "well we don't use ours"..I don't care if you use yours or not, I pay rent for a unit with a dishwasher I expect it to work! Oh and I've had my disposal replace too, but I can't get a new dishwasher. They always tell me to wash my dishes before I put them in there...well hello what's the point of using it then? I understand rinsing them, but washing them first....argg!

So I know the feeling. I have no advice to offer other than hang in there.

Not sure about the laws in your state, but here you can't simply stop paying. You have to go down to the court and file papers to hold the rent in escrow until the repairs are completed. You might check into that to make sure you don't get into any trouble.

I think that's how Louisiana is as well. I'm looking into it. We shall see!

Hmm, backing up like that would either be a very poorly installed dishwasher or more likely a clog somewhere in the plumbing. If it's the latter it could start backing up in the bathroom too....
They need to bring in a professional plumber because this can quickly turn into a serious health risk.

I wonder if the bathroom does back up and they do nothing what sort of serious health citations you can get them charged with.


Good luck on all of this. If they can't do right by you I hope you make them pay.
