My Rental Agency is Something Else!

Since 2003 or 2004, my rental agency has been raising our rents well above the cost of inflation guidelines. The Rental's Board indicates an amount which is usually between 1 and 3%. However, since about 2003 the agency has been requesting and being granted increases of 10 and 12% each year.

I was expecting the same this year, but they are only increasing it 2 point something, which is the standard amount indicated by the Rental's Board. I heard a rumour that they had tried to apply for more but they were denied.

I found out yesterday that the rent in the 2 Penthouse apartments has not been increased in several years. Actually, since I moved in in 1996, the price of the penthouse apartments has only increased by $300.00 per month: that's in a period of 12 years! When I moved in they were $900 per month.

This year the agency is really sticking it to the penthouse apartments. After your rent reaches $1000 per month, you lose rent control protection and the agency can increase your rent by as much as they want and you have no one to turn to to appeal the increase. This year the agency is raising the penthouse rents by $400.00 per month. They are going from $1200 per month to $1600 per month.

I guess because they were denied their request for a larger increase, they decided to stick it to those apartments instead. As a result the people in both penthouses are moving out.


I've noticed in the past when I would read all the stuff the Rental's Board sent each time they approved a rent increase, that there were lists of things that the Rental's Board adjusted regarding the costs, because the agency had tried to "hide" expenses for the penthouses in the costs they list to justify the need to increase the rent for the rest of the apartments.

I renewed my lease for this year, but next year I'm moving! I'm so fed up with this place. I love my apartment, but the building and the management has declined since I've moved in. For what I'm paying now I could get a 2 bedroom outside the downtown area that has a balcony and air conditioning. I'm ready for both!

You would think there would be better regulations! Hope you find a much better place next year. I'd start looking about 4-5 months before your lease ends so you get a jump start
