I posted about Brandon and I having set a goal to move and such.
Well, I was just browsing the classified ads in the paper and found a 3 bedroom 2 bath BLOCK house for rent for $850/month!


After calling the owner and talking to him he said he would work with us on the deposit

I also asked him about pets and prepared to hear "No Pets" or an outrageous deposit.
He said he's fine with pets and get this....... NO PET DEPOSIT!!!!!!!!!


We're going to look at it tonight

That's great! I know you could do better then you have now.

Make sure to check the obvious things, plumbing - for example, as you don't want to be stuck with anything annoying to deal with.

I'm thinking about taking Jake (the dog) with is so he can meet him also.

I'd ask first. He may be ok with you having animals but not a big fan of them himself.

I did mention to him that Jake usually goes everywhere with us. He just laughed and said "He's a part of the family huh?" I told him "yeap.. He's one of the kids"

And ask about the cost of the utilities. Are you responsible for water? Gas? Electric? How much is each one per month. What about if the furnace or hotwater tank break down? Who is responsible for fixing it?

Water is included.. We are responsible for Electric and Cable TV and all the repairs are the owners responsibility

It was totally a dump!
It needed ALOT of work... and I do mean ALOT!!!!!

The reason the owner was offering it so cheap was because he was letting the new tenants fix it up instead of him doing all the work and charging more rent

The windows needed replaced, it needed painting, carpet and tile needed replaced, fascia and soffit also needed replaced and we don't even want to talk about the back porch!

Brandon and I were going to do it but after thinking about it we decided we really don't want to have to do all that before moving into a place.

If it sounds too good to be true, then it usually is

Wow, he expected people to sink their own money into repairing his property?


Inconvenience of having do it prior to moving aside, IMO you shouldn't be investing your money into fixing up someone else's house.

A bit?
By the sounds of the type of repairs, it was going to cost upwards of $5,000 or more to replace. Carpet is not cheap.

Well, The guy has kept calling over and over and wants us to really move into this house.
He said he is going to do the work on it and still wants to work with us with the deposit.

I told him I would have to discuss it with Brandon first and get back to him

Well, it's official! We're moving!


It's the house we went and looked at that needed work.

After telling the guy we were'nt going to pay the deposits and such and pay for the materials to fix the place up he came back with an off we couldn't refuse.


He asked us what we could come up with up front and after me playing hardball with him for a couple mins and telling him nothing right now if we have to put ANY work into it.
He then said "How about you take it AS IS and you can move in NOW and not have to pay rent til Sept 1st!"

Just yesterday the whole inside was painted and the majority of the work was done.
The only thing we have to do is replace a window pane (which he already bought) put linoleium (sp?) in the bathroom, and replace a couple fence slats.

So at 8pm last night, we signed the lease
