That's not something worth arguing about, or worth getting a migraine.
Both of you should make lists on what you think needs to be fixed - prioritize it from top to bottom, the stuff on top being what you think is most important. On a separate column, write down cost or what you think the costs will be for each repair. Switch lists so you can see each other's perspective. Obviously, anything that could potentially kill you or make you very sick would go on the top of the list as for what needs repairing - electrical, plumbing, doors or windows that don't lock correctly, etc.
Save cosmetic stuff for last. And make sure he knows you don't expect him to do it all now, for some reason guys get touchy about that and always assume you mean now
and start seeing everything in $$$ signs.
As for what I do when I get mad... listening to death metal is a surprisingly effective way to relax me.
