What a cute house!
Thats great she was able to get the price way lower than $199k! With the way the market is though, I bet it was pretty easy to do.

Oh it makes me cant wait til ours is finished!

I see its a short sale (it must be in foreclosure). How does the price compare to others in the area?? Some regions still predicts a 10% drop in home prices.

That's a beautiful little house! Hardwood floors, nice roomy kitchen, slightly vaulted ceilings, a beautiful yard with lots of trees... I love it! If it's mechanically sound and in a good location... and if the price is good for the area and the times... it looks good to me. Hope it works out for you!

Wow. An example of how different prices are out here. For that size and for how small the yard is it would range around $70-120k here, depending on neighborhood.

If you get the house I suggest adding some color to those rooms and very uncluttered decor. The people that were living there when the pictures were taken made the rooms look like a train wreck! Not a very good impression.

Very pretty house but some questions.

I don't see the square footage in the description. I also don't see the dimentions of the rooms either. If you have a specific square footage minimum or want certain size rooms, then you need to find all that out.

When we were looking we had a minimum square footage for space, minimum # of bedrooms and DH wanted a kitchen no smaller then 10 x 10. Any houses that didn't fit our criteria were not even looked at no matter how pretty they might look on the outside

Very pretty house. Especially the backyard. Make sure they don't leave the elephant coffee table behind though!

I have been in the House. The Price is good. We have been in so many Houses already and so far this is the best one. We do love the yard. The Kitchen is big with a nice pantry. The Master Bedroom is big too. The other Bedrooms are a little small. The people that lived there are in their 80's. When we saw it they were moving out and that strange table was still there. It has a Dog Run. We do not like that the Garage is seperate. The lady in the Picture at the bottom is our Real Estate Agent. Her father has been friends with my Husband for over 30 years. It is a forecloser. Almost every house we have looked at is. We were going to put offers in on other Houses but they had 18 offers on some of them. It has Central A/C which we have to have. Its a must to have a big Kitchen.

I thought it looked a bit cluttered as well. Here in Canada you would never see real estate photos like that. The agent we would use would insist we pack up a lot of the excess stuff and move it to storage or a garage or somewhere to open up the rooms and make it look larger. All that clutter makes it look very, very small.

But, having said that, if you've been in it, you have seen beyond the clutter and love it, then that's the way to go.

We still would like to see a few more Houses. The pictures do make it look smaller. The bedrooms are a little small but the Master Bedroom is big. Prices are expensive out here. The Houses sell for 1 Million where we used to live. Our Rent was 1400 for a One Bedroom Apartment over there. We pay 825 here for a 2 Bedroom.

Nice looking house and a beauiful yard.

Have it inspected for foundation and termites, and have the roof checked.

If it all checks out I'd say snap it up. It's lovely.

I really do love the Yard. There is a Almond,Orange and Lemon Tree there. The Lemon Tree has Huge Lemons on it. We will get a Inspection for sure. We almost had a House last year but it flunked inspection so we backed out.

I don't remember if the property taxes were listed. Plus get a homeowners insurance quote so you have an idea of the cost. And I would find out the monthly utility bills which may be a bit squewed if there is an elderly couple living there.

Just want to make sure the monthly costs will fit in your budget.

I was also going to comment that this place would be alot less expensive here.

I think it would be cheaper anywhere then here. Thats a good idea. The Prop Taxes are not listed.
