CONGRATS!!!! How did your house sell SOOOOO FAST????? My house has been on the market for A YEAR!!!!!!! Its not that its a bad house, it is acually a REALY NICE house located in Orange County, CA!!!! Congrats! When we put my parents house on the market we had to wait 6 months for an offer we would accept, and it was in the best neighborhood in town. That is great that you have a contract this quickly! Hopefully their house will sell as fast and you can move forward.

Yes both together, they can't really be sold apart. The properties are too close and it would be very hard.
