He sure does. I learned that one the hard way too. So now everyone signs one.
I am going over there today and turning down the heat. At least I can save myself some money. He's still not there. I assume he's gone for good, though I don't know. My contract says if there is noone occupying the property for 10 days we can consider the tenancy over and remove his things and look for someone else to live there.

i rent, and my LL wouldn't be that nice if just didn't pay.


FWIW, my aunt and uncle had a duplex that they rented the upstairs for many years. they are not sorry they sold the property. they had nothing but deadbeats for most of their tenants. some good ones, but more bad than good ones. some even used pat & harv's hot tub without permission!

your idea of selling and just getting a new place with no rental is a good one. that's what my aunt and uncle did.

Maybe in the future, you can arrange for the tenants to pay automatically every month - like say, the 5th of the month the rent gets paid by direct deposit. Would that work? That is how I pay mine.

I am sorry that you have had to deal with crappy renters, and it makes it worse when it is a "friend" who is renting from you.

If I could just get them to PAY the rent, I'd be happy. I give up. I think the rental is going to be turned into an expensive storage shed.

I would consult legal advice on the situation and see what steps you need to take to legally have him leave and ALSO foot his bill for the utilites and rent he owes. I'm sorry you're having a rough time finding a good renter
Definitely don't let him stick around for and get off without paying rent- friend of your dh or not- he is an adult and he needs to pay his bills!

Yep, found him in the rental house, he wasn't answering the door so we went inside, and he claimed to have JUST gotten home from his parents and none of them have a phone to contact us, yeah right.
He says he doesn't have the money so he's leaving. But if he can get some money saved up he'd like it if we rented the place to him again, well I'd have to think about that for awhile.

He SAYS he's going to at least pay off the light bills he owes us, so I'm not complaining. I'm also not holding my breath either. We'll see..

Get it in writing immedately and get that notarized to cover your bases in case he tries to not pay and says he never said that.

i am a bad renter too.. it's not exactly my fault, because somehow people hate to give me jobs and when i get them.. my hours get cut... so rent money is hard to collect in time. My partner and i usually pay a little late too.. we usually try to give at least half month rent a month in advance though.. so we don't ahve to earn as much that quickly. i hope that he shows up and you get the rent... no more friends moving in for anyone!

I called his job, they say he doesn't even work there, he says he does. I don't know what to think. I doubt I will even get any money so I'm chalking it up to yet another loss.

Get it in writing asap that he said he will pay- get the amount recorded that he owes, have him sign and initial and date it (see if you can have an attorney draw up a legal document) and then get it notarized- in a court of law proof is key- you will definitely win your case if this cheapskate tries to bale without paying. I'm sorry this is happening to you

It's Brad's friend. We didn't check his background. We thought we could trust him(correction, Brad thought it, I thought it was a bad idea, again) I do believe his job. I am betting he doesn't have a job at all. Wouldn't surprise me at all. It just amazes me that he's done as much work as he has on the property. I told him that I had a job he could have but he didn't want it. It was 15-20 hours and at least he'd have some money coming in.(and I'd know how much he was getting each paycheck from there.) But he didn't want it.
Apparently he's not very reliable. But I knew this from the beginning. Brad just didn't. Like I've said before, see his sucker sign???
I give up. I don't ever expect to see the money, I just want a good renter for a change.

Don't give up sweetheart- stick to your guns. It is a business transaction- keep your emotions out of it. He owes you money, he is staying on your property and not paying for it when someone else could be- that is money you need to put food on your table and to pay your bills. Make him pay what is due to you- he needs to understand that he can not get away with getting a "free ride" through life. Get it in writing- be firm but polite, and do not back down. You also need to make sure your hubby gets on the same page as you- if ya'll start to loose money in your property- it will come back to hurt ya'lls relationship if ya'll aren't on the same page. Ya'll have invested time,energy, and money into your property to make it effecient for a resident to live in. The man is staying in your property- you had a verbal contract- you have a right to collect rent. Please go get it in writing with his signature saying that he will pay X amount at X time in addition to a late fee to cover for any inconvience. Good luck honey- get it notarized and cover your bases- dont give up too easy- stick to your guns- it's your property- you're the owner and you are entitled to the rent money. Don't let this guy get off just because he's a friend of your hubby. No good friend would mess over the other one and take advantage of their family- which is exactly what this guy is doing.

can I move in? we have the worst land lord and as broke as we are we always get it out on time. Heck and he takes months to cash the checks

That's why when we buy a house, we'll fix the condo up as a rental, but we've decided to let a rental agency handle it on our behalf.

Much more productive and they have a bigger legal leg to stand on if we ever need to take that route to get paid.

It might be a good idea for your future tenants to have to put all utilities in their own names. Companies are really really good at collecting on bills and you never have to mess with it.

Take the guy to court. He will eventually have to get a job, and when he does, you get your money. Do not let him get away with being a leech.
