Hold the fort! Owning land is key, in my opinion (think of Scarlet O'Hara). Rent out rooms. It makes for a good profit. Advertise at the local universities or colleges. Having a student in your home isn't a big deal, and they don't stay long.
Think this through! Or what about a guy who wants to work locally for awhile.? He may only want a bed to sleep in for a few months.
Don't sell unless there is no other option, or you see your area turning into a slum.

One more suggestion along these lines- check out your local military base- many times people get transered from base to base on temporary assignments and are looking for temporary places to stay. They are the best of the best- have background checks as they are military- and they are clean and tidy. Plus- you'd be helping out our troops

I have rented out rooms in the past to help with finance. And it has usually been fine, especially if you get a student. Good luck with teverything.

Though I hope it doesn't come to it, keep your hopes up even about the worst case scenario. There are landlords out there that will let you keep your babies should the worst happen (speaking from experience!). Might not be easy to find, but they're out there, so keep your chin up! You have lots of people here for you, and they've all given great advice!

I'll send you really good (((((vibes))))) here! My husband and I just bought our first home last month and honestly, we only just qualified. I now have fears of us not being able to make the payment. I really don't want to move for a long time because of all the stress and the heavy lifting!

Really, the most important thing is to get a rate locked in. If your payments increased, you probably had an adjustable rate? Yeah, I've always heard that's really dangerous cause they go up so much and so fast. We were lucky my husband has such great credit, we were able to lock in a low rate. Just pray a lot and cut back on everything unessential. Make a budget and stick with it. Pretend you're a college student again and live on Ramen and Mac n Cheese.

Try try try your hardest to avoid a forclosure! Those really ruin your credit and your chances of getting another house soon really go in the toilet. Be careful but keep a positive attitude! Good luck to you.

Yup-we got locked into that stupid adjustable rate!! Really thats all we culd get(due to bad credit)
so now we are really paying for it. It has gone up over $300 some dollars since we moved in

I hope everything works out for you and that the lender can work something out. Maybe they could lower your rates by extending the term? I agree that renting to students may be a good idea too! A way to make extra money to help out with the expenses. Vibes that it works out for you }}}}}}}}}}

Just seeing this thread. Sending my best wishes that you can find a way to make this work out for you and won't have to sell.


The advice of maybe renting a room if you have room is a good one, especially to a student or someone in the military. Good luck!

I haven't own a house so I don't really have advice but you might want to look at credit unions if you are member of one. They might refinance you. That's what we did with the car. We got it with a loan from the dealership and refinanced through the credit union about 9 months later.

I hope you get some good news!!
